Puri Sidem, Answered: Ownership, Lease Term, Handover and the Wellness Club

The questions international buyers ask us most, answered in plain terms: what Puri Sidem is, how a foreigner holds a residence in Bali, the 52-year lease, handover timing, management and the Wellness Club.

What is Puri Sidem?
Puri Sidem is a Residences & Wellness Club on Campuhan Ridge in Ubud, Bali: 16 private residences built around a members-only wellness club. It is developed by BFD — Bali Family Development, a company founded in 2022 by Ilia Siniak, who has twelve years of experience managing construction and supervises the site in person.
There are three residence types: one bedroom (103 m² including terrace and pool), two bedrooms and three bedrooms with a private lift (349 m²). Every residence has its own pool and jacuzzi and comes fully furnished. As of September 2026, 10 of the 16 residences are sold and 6 remain. There will never be a 17th.

Can a foreigner own a residence in Bali?
No: a foreigner cannot hold freehold title. Indonesian law reserves full land ownership (Hak Milik) for Indonesian citizens, so any honest offer to a foreign buyer is structured some other way. Puri Sidem uses a long-term leasehold: a contract that gives you the right to use, live in and let the residence for a fixed term.
Leasehold is the standard and simplest route for foreign buyers. It does not require you to set up an Indonesian company (PT PMA), which is the alternative some developers propose and which carries its own accounting and reporting obligations. If someone promises a foreigner outright ownership of land in Bali, ask exactly whose name will be on the land title.
How long is the lease?
27 years, plus a guaranteed extension of 25 years: 52 years in total. The word that matters is 'guaranteed'. Many Bali leases advertise a long total that only exists if an optional extension is later negotiated with the landowner. At Puri Sidem the extension is written into the contract from the start, so the full 52-year horizon is known before you commit.
The detailed terms of the extension are part of the contract and we walk through them on a call. Whatever project you are comparing, have an independent notary or lawyer read the extension clause: it should say the extension is guaranteed, not 'subject to agreement'.
When is handover, and who is building it?
Handover is scheduled for July–September 2027. The concrete works are carried out by Tata Mulia, an Indonesian contractor with more than 30 years of activity and over 300 completed projects, and the founder is on site to supervise.
Construction was around 80% complete in September 2026. You do not have to take that on trust: dated videos of the site are published on this website and on our Instagram, and the site has live cameras around the clock.

Who manages the residence after handover?
BFD's own management company runs the estate end to end: guest stays, staff, maintenance, accounting, taxes and Indonesian compliance. As an owner you decide one thing — whether to live in the residence or have it let — and the rest is handled for you.
Because a single operator runs all 16 residences and the club, service standards are the same across the estate. That matters for buyers abroad: there is no building site to supervise and no letting business to run from another time zone.

What is the Wellness Club?
The club is the heart of Puri Sidem, not an add-on. It brings together an intimate restaurant, a lounge, a private spa and an Ayurveda floor with treatment programmes, plus concierge, butler and private driver services.
Access is for owners and their guests. Outside visitors can only come by reservation and in limited numbers, which keeps the club quiet. Sixteen residences, sixteen club memberships.

Where exactly is it?
Jl. Bangkiang Sidem, Keliki, Tegallalang, Gianyar, on the hillside next to the Campuhan Ridge Walk (0.8 km in a straight line). The neighbours are some of Bali's best-known retreats: Amandari 1.5 km, Mandapa, a Ritz-Carlton Reserve, 1.6 km, Viceroy Bali 2.2 km and Four Seasons Sayan 2.6 km, all straight-line distances.
Ubud draws visitors for yoga, wellness and culture rather than beach nightlife, and the land sits in a zone where short-term letting is permitted — something worth checking for any villa you consider in Bali.

Why are prices not published?
We share pricing and the financial details one-to-one, together with the contract terms, so every figure comes with its context. Book a short call or write to us on WhatsApp and Ilia or a member of the team will go through it with you.

Tell us what you are weighing up and we will come back with the detail you need: legal structure, timelines and which units are still available.
